I'm not saying buy a property on a block that has torn down houses/drug traffic or whatever, but to do research and actually "visit" the areas to see for yourself.

Looking for more info however on realistic daily rates that could be charged and traffic/timing for peaks.

At an airport with a good amount of traffic in and out and limited supply they are a great investment.. especially if the airport caters to Turbine aircraft or light to medium Jets.. those that own those aircraft will buy/rent a hanger Most all of the time.. your not going to take your 5 to 10 million dollar airplane and let it sit on the tarmac in the weather. the Hangers go from ( Mine) no heat no cooling but big enough for our 3 planes and ton of other stuff..

You will want to find where you want to be (there are plenty of high traffic markets) - you can use airDNA to help with that.

I don't think there would be enough interesting traffic on X....here on BP can be entertaining...and even though tax sales pretty specific to the location, sometime you can learn some tips and tricks from investors in other locations.

You definitely get more traffic on sides like Zillow or the MLS.

So she needs to make sure she can realistically commit to doing the research, finding the deals, finding a good team of people to work with, and making the trip down (The trip is super easy, only 2 hours each way from NYC if you remember to leave when it isn't traffic!!!) 

The big box tenants often pay very little rent per foot because they drive foot traffic to smaller tenant connected to them or close  by.
