If you were to sell around $370k and have $70k equity, you would likely be able to use those funds to buy a 4plex in Colorado Springs with rents closer to $3200-$3600.

In Maine, it's very common for landlord supplied heat simply because heating oil and winters can be so unpredictable that both lower income tenants AND financially savvy blue collar tenants lean toward "heat and hot water included".

Also look for the electric/gas/water meters.

But, to your point, a water heater is the same regardless of what type of home you put it in.

It can penetrate into electrical outlets and cabinet crevices.We start with a white vinegar/water wash of every surface.

Even further south in Colo Springs, quad's come on the market for 399K ask needing rehab work in undesirable parts of town and get snatched up.

@Micah LeeWell some ofyour numbers are likely low, mainly property management and potentially water too.Your taxes are high and you’re financing a Ton which also doesn’t help.

How will you account for the next roof replacement; water heater; tenant turnover; and vacancy?
