A band is 15% to 20% as Larry mentioned . . . . a lot is riding on interest rates and that needs to hold the timeline firm or less . . . extend the time and you will lose.As far as selling, we do not pay a listing agent but use a flat fee broker that gets us the same visibility any agent will get us and ensure we have it priced right and photographed right.

Here's what I do daily: - drink a liter of water with a scoop of wheatgrass as soon as I wake up (this helps me get ready for the day, wakes me up and hydrates me) - do some form of exercise - ride my bike around town, run, lift weights, play basketball, etc - read something - right now I'm reading a book on TED Talks to help me become a better public speaker - look at my vision board which is a big poster on my wall, the background on my phone and the background on my laptop (it would be impossible to miss it!)

@Sebastien Hitier I tend to agree with exception of Dallas... if you live in a state were there are no income tax's then dallas maybe makes sense.. but if U live in say CA with its sky high income tax.. marry that with SKY HIGH property tax's and price's ran up because of the herd mentality.. its about whats left over.. add in ever present foundation issues and high probability of massive hail storms.. and well it can be pretty tough place to actually make any positive cash flow.
