@Agustin Conti In the case of these repairs to the driveway and patio/deck I would think they are solely cosmetic and at your discretion as to if you will pay for them unless your insurance company has flagged it and told you to repaint it or repair it which you did not mention so I will assume is a no.

But, unfortunately, most people ordering appraisals these days (typically AMCs - appraisal management companies) don't pay enough for good appraisers to accept their assignments, and therefore, many appraisal reports lack good results.

The large upscale apartment buildings in my town offer 1 month of free rent to anyone from my company that signs a 1 year lease.

In this case, you could look into lead gen companies (be careful as this is fairly saturated space).As for CRMs: Podio, Airtable, etc.

We no longer have "ambulance-chasing" lawyers who can sue insurance companies for anything. 21 years monitoring it! 

I only want to lease to the company. 

I feel that I’m not legally obligated to reimburse or compensate them anything according to the lease agreement!
