It just needs some improving to make it look at little more modern.  

Since I only depreciated part of the total repair cost ($5500+$3000=$8500) from 2012 to 2014 what happens to the remaining amount that I did not get a chance to utilize yet since I sold the property before I fully depreciated the improvements?  

Hopefully the 40 new tenants will be an improved group.  

It as at a nice price and likely not selling due to these "improvements".Is this an easy fix?

John's group actually helps them to improve their credit over the lease term.Ideally, you are marketing for both sellers & buyers at the same time, and hopefully can build up a list of interested buyers so when you find a L.O. seller you can make a quick match and put the two together.  

One of the difficulties with moving into a new state is the lack of knowledge of the surrounding markets, and what parts of town or the outskirts are improving, and will continue to improve.
