My dream is to provide more housing options here in Houston and foster a sense of community in my multi-family.  

I'm hoping that while I collect as much knowledge as I can, I can create connections/relationships to foster and grow. 

I understand the rental risk and am against it 100% for that reason, but you know this must be happening out there in some instances.But I do wonder if CPS would have to say about this--I wonder if they would confiscate the children from the Mother and put them in Foster care or something (???)

Investors definitely played a part, but the biggest transformation came as a collaborative effort with the non-profits in the area, assisting in the resettlement of refugees and immigrants to the area.  

@Dave Foster is a great source for 1031 information @Mark Creason may be able to chime in as well. 

None of them have their own money involved, they have a list of 2800 or so they say, investors that they mass email out a property, they usually get from the one off deals from unsuspecting students who bring in deals in hopes for a collaboration.

Foster,  The LLC is a regarded one.

Evernote is great but takes a lot of time crafting and is not the best for collaborative work.
