The department “Zoning” told me that they do not keep a list, that they simply take daily complaints and notify the property owner of the complaint, and that’s “often the end of it”...After reading about experiences by other people who were trying to find zoning code violations, I can’t help but feel like I’ve been given the run around.It’s strange, because the woman I spoke to seemed kind and helpful, but I find it hard to believe that they wouldn’t keep a record of these reported violations, or that I was in the wrong place.As I was leaving, a gentleman who worked there asked if I needed help finding anything, and once I explained to him what I was looking for, he directed me to go to the exact department I’d just left.

But when we started we did door knocking and skip trace and other "low cost/ high man or woman" hours strategies because of our limited capital.Now we just simply mail 1,000-2000 letters a week and follow up to get deals with cold calls and skip trace.That works great if you are a WHOLESALER and can make use of such deal flow.

this reminds me of a MHP I bought in Vancouver wa.. the family built it from scratch 44 spaces.. then hand selected every tenant.. ran it for 30 years you talk about a tight little rental community. you be UBER picky on who you put in those cute brand new units and you will have a GREAT investment.. contracts.. and you got to love Texas land use policies you could not pull that off in most states ( zoning and land use permitting wise.).keep at it.. some of the best rental stuff I have ever seen on BP...
