We have used erentpayment.com with automated withdrawals from their bank with some success however it is a pain to setup for non tech savvy residents. 

He got 2 done and both the hospitality brokers and the owner community started bringing him all the opportunities (word spreads fast) because he was a closer, had financing and capital, and could pay more than traditional hotel owners due to his automated, efficient business model. 

I know that technically speaking you don't need much capital to start wholesaling - but how much capital is recommended if you want to start with software / automation services and marketing of reasonable quality? 

Nearly all my rentals are in other states, so automate or die, especially if you have any hope of self-managing.

I know using automated estimates generated by a site is bad ie Zillow's Zestimate.

The upfront cost is not as important as a reliable system that integrates well with automation. :-)

@Lea Hong This is very typical in self storage where fence, automated gate with keypad, CCTV and good lighting is used by so many operators to run the sites 100% remote! 

So in developing a more automated pro-forma deal analysis, I'm trying to set up standardized cost breakdowns for multifamilies.
