Since you have already talked to your landlord and since this is not a one time occurance, if I were you, I would contact a tenant advocate in your area to help you resolve this.

Recently though we have taken a different approach here on the island and are finding quite an opportunity exists with some new zoning changes that have occurred here in Nanaimo.

I've been fortunate that nothing has occured at my houses "yet", but lets say a fire happened and I had to pay my insurance deductible, a tenant suddenly moves out of another house I have and takes all the appliances and ruined the carpet, etc.

We have accepted that this will occur, and stopped frequent inspections, knowing we will need to spend money to renovate when they leave anyway.

these 3 houses are quite old were probably built before zoning ever occurred in Thermopolis.
