There are some programs when you exit the military to help you find civilian jobs, you will be briefed about them in your TAPS class. 

I joined a MF mentorship program in August and I am currently working on the education and team-building/networking I need to have in place for a first MF deal.

Although there are programs that require only 20% down so that might be worth looking into. 

Although not all interest only programs require additional down payment.

I know there are government assistance programs at this time due to covid.

Doesn't mean local or state programs are not in place.
