I did like the fact that you take some responsibility for your expectations because even though a job may seem like it should take X , it will take Y no matter who does it. at the end of the day, quality work deserves quality pay.

Around here, if you pull a permit and plan to do X, Y, & Z, and during the course of the project, it is reasonable for you the to bring certain other aspects up to code, then they MAY require you to do that.

Or, very costly...not worth it to you.I would just include the cost in the rent or let the tenant knows their rent is X, plus Y, which covers water costs.In my duplex in Gloucester City I included water as part of the rent and accounted for the line item.

And here are my findingsFirst recorded mortgage is with Bank A for X amount and has earliest recorded dateAnd second mortgage is with Bank B for y amount and recorded date is after Bank A recorded date.First mortgage ONLY got re financed by Bank C and has a new latest recording date.Now Bank C is foreclosing the property, since Bank C has the latest recording date, if I bid and win this property, am i responsible for second mortgage amount, as the second mortgage BANk B recording date is earlier to Bank C ?

Look at CAM caps for the tenants.You need to be asking your commercial buyers broker and legal counsel about these issues.
