When using a HELOC, it's as though you're paying with "cash", so although we had a HELOC (this was liened against the home we live in mind you) we paid for 2 properties with "cash".

Ray Jansma , I was under the impression that you can get up to a 4plex using a FHA loan. 5 units or above is considered commercial so FHA won't cover that.

Our realtor didn't know what she was doing, we fired her she disappear for several months, then low and behold we bought another property using a different agent, and we got sued after the property closed and on advice from our attorney we ended up settling.
