-Rent due on 4/1-Tenant texts me on 3/30 asking whether there are any "adjustments on rent"-I sent her an email with the suggested letter on Bigger Pockets, with resources to help her pay rent, and requested she provide what she can pay and for letter from her employer proving she is impacted.

Any change in lease terms requested by a tenant because of COVID-19 needs to be documented via a lease modification signed by Landlord and Tenant or else you risk ending up in a he said/she said situation if it ever goes to court..

In the first 1 years on your taxes you will pay the tax on that 1/3 portion of the income from the withdraw- if you return it to a qualified plan by year 3 then you have to go back and Amend those earlier years to request a refund for the taxes paid.

Even moreso...1) Most people are scared of negotiating2) Most people want to do as little as possible (how iBuyers entered the market...people were willing to give huge chunks of equity just to avoid open houses and a few buyer repair requests)3) Most people don't understand RE transactions, they don't know how to pull comps (they use Zestimates), they believe it is super complicated and only rich people know the true ins and outs. 4) Most people want to be told what to do

The best and most respectful to go about this would be to request for her pictures and a video of the unit and phrase is as such that we do not want to interrupt her and compromise her health.
