Thank you so much Tim and Justin for the gracious and helpful replies , I will definitely check out the resources you guys have me , and Tim I'll check with your buddy but I'm not sure if my situation will be resolved financially by April first , but it doesn't hurt to call him .Who knows guys , maybe one day thanks to you 2 and everyone on this forum maybe I'll be one of the success stories .

Btw: I get all kinds of letter re my property and 99% of the time, the content tell's me almost immediately, the sender has no idea of that which they speak - - so make a meaning, accurate letter if you expect replies.

Caught a little off guard by his immediate and aggressive tone - I said "I'm looking for a house for sale -someone wants to sell this house"Angrily he replies  " WHO wants to sell this house?"
