My lease makes tenant responsible for all consumables such as light bulbs, batteries, or filters. 

I also like Blink cameras for their battery-powered, use anywhere capabilities, however the recent Amazon buyout has led to Amazon killing off a lot of the third party integrations that made the product so useful in an overall camera config.

Perhaps this will be an unpopular opinion…..I would either: think of this purely from an investment lens, in which case owning cross country is fine….OrTreat this as a vacation/investment, and make it driving distance.My worry is that you’ll buy a place in say FL, you’ll fly there twice/year.

It is pure logic.It doesn't matter of you are 20 or 44.

I was purely making a statement as to sometimes paying too little can be for a reason.

AND...it's pure 3BR bliss, so will command near the very top of the rental market easily.

And about 90% are pure garbage.

I'm leaning towards being patient with deals rather than pulling the trigger on a C-class neighborhood because I do understand that I'm purely speculating an appreciation in neighborhood/tenant quality.

@Danny Duran  On the tax issue - if you purchase a 3 flat purely as a rental property (not a non-primary residence) you can deduct 100% of mortgage interest, taxes, insurance, building repairs, etc.
