Often have to supply deed proving owner and management contract to prove not a crook trying to steal rent. 6) Deal with tenant attempts to take advantage of new relationship - repair issues no listened to them about, claiming lease is now invalid and they don't have to pay rent, rent is different than contract, undocumented side deals with previous PMC that they want honored,  etc...7) Update mailing address with city & utilities, so new PMC is properly notified of isssues8) Confirm no outstanding tickets or back taxes owed9) Confirm proper insurance is in place and PMC addedWhen a PMC is terminated, owners expect a PMC to cooperate and supply the following for FREE to the new PMC or them for DIY:1) Leases2) Rent ledgers3) Any legal proceedings4) Application information5) Keys6) Maintenance logs/history7) Final owner statements8) They want the previous PMC to assist them with property & tenant issues weeks & months later9) They want previous PMC to assit them with financial issues months laterWhat do you think all this is worth?

In general spreadsheets kill deals.People overestimate the management across maintenance in cap acts in your case insanely overestimation of cap acts.After you buy you remodel and then after you remodel cap acts and maintenance is very very low.Google for multifamily nationwide trainers the best in the market is Anthony Chara.

The township says the CO must be completed before closingMy realtor (who actively invests in this town) says don't worry about it an apply for the CO once you finish your work before moving in.My lender says they dont care and will finance with or without the CO.My lawyer says its up to us - they'll just run an open permit search to make sure there's nothing outstanding
