@Dan H.Most GP’s don’t allow it, especially for accredited investment offerings because the purchase must also be accreditedWe have a reg an offering and have a death and disability clause that gives an out and have had one case where this occurred at of 700+ investors.As someone else mentioned, you would essentially be setting up an exchange which would require finra licensing and the licensing costs alone would make it cost prohibitive

While it's not a requirement that the property produces positive cash flows at move in since we're primarily looking to build equity and reduce total expenses, when we do decide to move out from the duplex positive cash flows would be a requirement.

Hi All,Our tenant's lease requires a 60 days notice, she only gave 30 days notice, and we immediately started advertising the property and were able to secure a tenant fairly quickly where her lease ends on June 30, 2024, and she has already moved out as of June 22, 2024 after paying the rent for the month of June, and the new tenant will move in on July 1st, 2024.
