You had to know the Cycles and the approximate events that proceed a Neighborhood as it either declines or increases (such as how a Neighborhood gentrifies), etc.In fact, this is basically the same calculations that's done with the BRRRR calculator.

So hard to advise not knowing your personal financial history and so on ,being that we suspect we are at the end of a up cycle the next play needs to be considered longer term.
