Deals on the MLS are too late? Do any of you only buy from MLS?

Ive been told that i shouldnt be buying properties on the MLS as it is too late by other investors. They say its already been looked at by many investors and im just getting leftovers. As a newb thats the only place ive been looking. Its a little discouraging. I was going to offer on deals that were on the market for 100+ days, hoping to offer at a discounted price.

If im able to find a property on the MLS for 75% of the ARV and minus 10-15k in renovations, im still on the right path correct? No matter if its on the MLS or days on the market?
