Never used one, but we often get invited to dinners to promote their services. 

Once I have a new tenant i send them an invite link so they can get their account set up and payments scheduled—I collect security deposits, as well as the monthly rent through there.

One sent each month from yellowletters.com. 1st post card, 2nd patriot letter in an invitation envelope, 3rd Very large post card that sticks out, 4th professional letter, 5th about to mail out yellow letter, 6th zip contract letter.

My wife invited her in, they sat down to count the cash on the dining room table, and it was $20 short.
