Long story short I had a very hard time finding a stable job that could barely cover what my bills were.

I'll discuss what my strategy is for the house, and then we'll all discuss our "Haves and Wants", success and failure stories, past and present deals, vendor referrals, strategies for 2016, the current state of the rental and sales markets, and more.

I think dealing with one bank could be risky - that is the Dave Ramsey story.  

I think you often hear about people doing deals with no money out of pocket, but it's not realistic, and most of those stories don't contain the back stories of who actually financed their "no money down" deal - uncle, mom and dad, or the seller of the property that didn't know any better.

Long story short, My Dad and I worked on the project in the evenings and weekends to add sweat equity, I lived there for 3 years and rented a room out for 2 of those years and sold it for a net 70k profit!

Great way to learn the basics and hear about various strategies and personal stories.  

BUT, Long story short, with my low income I am having trouble raising financing.

A little back story on me I moved across the country with a family, no money, and had prospective employment but that did not work out.

I first heard about Bigger Pockets when I was reading about the unfortunate situation where a squatter scammed a San Francisco rental (Cory Tschogl in 2014) and while reading further as the story was breaking the news, I found a forum in Bigger Pockets where the forum community was helping her go through the process.
