. - Reason why this fails in our industry is because its not done properly, I have the copy professionally written, and well designed & layed out by a graphic deisgner.Also I do not just postcards but as well as letters with handwritten envelopes. ( I dont know if I should do the letter in a handwritten font but thats another story)2d.

I ran the numbers on some of those deals, bounced some of his ideas off a few other investors, and incorporated them with a few of my own tweaks.You need to structure your deals with 1 or more of the following characteristics: 1) no repairs required, 2) defer those repairs to your buyer (like Nick Cifonie), 3) the amount for the repairs is less than the amount you'll collect for your deposit, or 4) lower your offer price by the amount for the repairs.

You can also incorporate this startegy in the contract for deed.Another way is to do either the sub-2 or contact with a 2 part promissory note.
