And I am not sure if that's because luxury property rentals just don't have the same ADR here in comparison to other markets - in a lot of other markets even as far as West Virginia in harpers ferry you can easily charge $800+ in those markets, whereas inWe haven't purchased the area in Airdna or Pricelabs as we are just looking at the data at a high level right now before we commit to that one area since we are looking at a couple of other properties too.

While some feel they have become too commercialized, others still find them useful for learning.The property listings and tools like calculators and rent estimators that can aid in analyzing potential deals.The local meetup groups that allow investors to network and connect in their area.Overall, BiggerPockets is seen as a good free resource for beginner real estate investors to learn the basics, though the quality and trustworthiness of the content is debated, especially after the company was sold.

But in Austin, most duplexes in my area are appraising much too high to cash flow. 

I have a great lender who specializes in investment properties that I would highly recommend.

Some lenders use that to udnerwrite which shows the quality of the projections. 

They show very high numbers on the transaction history totaling over 500k but they told me that's normal, that's the way they are reported and the IRS knows the actual figures.

He gets pretty detailed in his underwriting processes so I highly recommend checking it out.

There are strong macro factors to include migration, job increase, and quality of life that will be bringing people into the area for years to come.

If you have more of an appetite for leverage, then I think you trade up into better quality, higher appreciation assets; however, life does not exist on a spreadsheet.
