I've seen so many bathrooms with cheap quality eggshell that was used in the entire house, it offer no scrubbing exposure and will peel at the drop of a hat. 

I've read the beginners guide, as well as a few other books, but I think it's about time to get some exposure to real-life scenarios.Any advice from other Los Angeles investors would be greatly appreciated.

It depends on the degree and duration of exposure.

Sure, you and your closest 50 friends are not harmed by exposure to bleach.

If someone has been on the site for a long time and has a high influence score I don't see any problem in exchanging lists or exposure with them.

Each of these, of course, assumes that (1) it's desirable to you in any of those locations and (2) the area (that roof, that drive, that land) has the requisite Southern exposure.   

@Adam R. often times when I speak to someone who is first exposure to a flood zone that is considered High-Risk (there is confusion & fear).

As a limited partner, you have less liability exposure in syndication deals as opposed to owning SFHs, and a lot more passiveness2.
