You all REALLY need to start THINKING and stop following others that have not yet mastered this crap yet!

Crapping on tenant protection laws being named "tenant protection" doesn't send the right message.

Send letters out, cold call owners, bug the crap out of brokers, etc.  

But my 2nd letter drop was crap, i got 1 and 3rd one is hitting this week.

I absolutely refuse to buy into the crap that is being spewed recently about poor people not being able to make good decisions because they are poor.

Handshake deals are a giant No-No.If you're relying on hand-written hourly logs for employee pay, understand that your system is crap and you need to plan on getting a better system forthwith.

I was like "no...i did not assume anything but the lease. sorry. let me know if something needs fixed that is not working" I had to go and fix a bunch of little crap.

Ummm, off the top of my head....back taxes, liens on the property, asbestos, termite infestation, a former drug house or a murder at the location, crap neighborhood that no decent person will want to live in.

I can give you horror stories of all of the crap that I've dealt with, just to keep my place going.As far as the original question of this particular thread, you have a plethora of things to worry about with a 40+ year old mobile home.

ROI is crap, but I will sell some day and don't want to be 'that house'- the 1 without.
