I wish I could do it to avoid all this mess, but my education is totally different from this business. my husband has been a handyman for years, but this type of work need a license contractor.

But I have been spending A LOT of time here on BP, been reading a ton of books, and generally getting a great REI education.

Im just starting out in real estate and am still in the education stage right now but I wanted to go ahead and start searching out and analyzing deals.

We also have a process that we're putting these buyers through which educates them as to how the program works before we will even consider them to view the home.

First thing you should do is spend some time on BP and with other investors and get educated.

In general if you're going to such a group, look for ones focused on networking and education, not selling things to the members/attendees.

For Florida there is a excellent book with all the forms by Warda called Land Trusts in Florida.You can also look at Mr Land Trust aka Randy Hughes https://www.landtrustsmadesimple.com/I would highly suggest that for your first land trust in that state you either spend the money with a comprehensive course specific to that state or hire an attorney knowledgeable for that state.

They were flipping houses before it was "the thing to do" as a way to save some money for mine and my sister's college education.
