I know it's already happened and you unfortunately got burned by this bad tenant but the big "no-no" was to let her receive services under your name. 

People have made millions by making the right guess (look at brooklyn or hoboken), and people have also been burned by making the wrong guess.

Even with what little work there is to do there, he/she will burn a day at that jobsite easy.

So he went over to the property over the weekend, fixed some soffit, hung a door, and to remediate a structural issue with the shedHE BURNED THE SHED TO THE GROUND.I'm at a loss for words.  

I was hoping this place would be that burned out owner looking to get out  and a property with lots of room for repositioning.

I am pretty short on time anymore but now have a burning urge to read up on blind trusts. 

But hey the slate roof was original and lasted until a later owner burned it down a few years ago.

I got burned by all these seminars and spent thousands in programs that didn't work for me.

Hard money lending is all about the real estate market, valuing the property, knowing the neighborhoods, how you can liquidate a property if the deal crashes and burns, and the experience and integrity of the borrower.
