I have to provide my own lockbox and I have to schedule all the showings (which basically means replying to a text or a sometimes phone call).I don't see a need (at least for me) to become a realtor.

My standard response re-states all the basics (rent, location, qualifications) and requests interested renters actually drive by the house before requesting an appointment.

I'm still a couple months out from being able to move from my current location so still working on identifying areas, however there seems to be (from what I've seen) pretty low inventory in what I'm looking for so basically as long as it's in Tulsa and not in a rough part of town I plan on keeping an open mind.

@Terrence Williams - I know it seems counterintuitive to not use debt... but basically 2 reasons:1) We bought a distressed deal and the bridge financing would have been too expensive2) Less risk and now we don't have to worry about the debt service
