My wife and I purchased a house 4 bed/ 1 bath (built in 1937 @ 1500sqft) from my father for $220,000 which appraised at sale for $374,000 two years ago in very rough shape, it has probably increased another $25,000 in value since then as the market here has been off the hook and I believe overvalued.

The home is has 3 beds 2.5 bathrooms and is 2000 sqft.The home Estimated Value is $169,000.00 this is based off of recent home sales over a 30-day window.The Land Market Value is $18,200.00, the Market Improvement Value is $80,600.00 and the Market Value is $98,800.00 How would I Calculate this, thanks for your help.
