the problem with letting tenants use window air is 1. the tenants dont care and tip it towards house,water runs down siding and window,instant rot. 2. tenant takes out screen or storm to install and lose it.

Emily, you have some good examples above of considering the 50% rule.It's something you can do in less than a couple of minutes, as fast as you can compute your PITI.I never used the 50% rule when considering properties myself, but when an investor was seeking financing from me it was an instant analysis that could tell me to continue with that loan application process or address the transaction in more depth with that investor.I suggest a little more formal analysis to use for an investment decission.

If I cannot sit down at closing as buyer with instant equity 10-20% and good tenants in place for instant cash flow, then I would not be investing, I would just be buying, which is not my business model.

@Bill Gulley  I am just under 10k post in 26 months I will looking for my 750k check in the mail :)Internet has created a culture of instant information.. as opposed to apprenticing in a occupation and working your way up.and this idea that a wholesaler is a RE investor is just silly.
