Many people ask the question, ‘what are bridge loans?’

I have a bridge loan on a property that I am now trying to refinance. 

Way to step out in confidence and risk it all, basically burning the boats & bridges back, ALL IN!!!

One of the things I have notice that seasoned wholesalers (not the guys that just get a book and read for a week) the use transactional funding to bridge the gap between when they put it under contact and when there buyer/investor get the contract.

Interest only bridge loan first couple years then doing long-term debt with a 5 year projected hold. 8 percent pref with 70/30 LP/GP split. 

Exhibit one, world class poker and bridge players like Richard Zeckhauser, Vanessa Selbst, Phil Hellmuth, Annie Duke, Phil Ivey, ect.The problem is, it's hard work to overcome biological programing.

I'd never burn the bridge as I fully expect to do business with them and many there I consider my friends. 

Been doing this since 1985 and seen RE "investors" end up under the bridge.
