I am looking for advice from all of you experts out here about how to market myself to first time home buyers, how to get a potential buyer to make and offer and how to weed out the people who appear to just be wasting your time.

So, what other things do you all look for when doing online research to determine if a particular neighborhood is "good" or not before you waste gas/time to see it in person.

To me ,the row homes are even riskier , since they have common walls , how your neighbors maintain their structures can have a direct impact on you . 

Don't waste time with a buyer you find on your own.
