I am looking for Real estate investment opportunity.I would prefer rental to be near bay area, since it is easy to manage.My investment goal is for long term investment Cash flow rental property.  

If possible I would still prefer to not use my own money yet.

I too am looking to move into multifamily preferably 10+ but am still trying to decide how many apartments would suit me best. 

I like them both for different reasons and after 22 of them, I don't know if I have a preference yet.

Without seeing the paperwork its hard to tell, but you now have an ownership interest, which is probably preferable.

Which do you guys prefer to use and why?

I'm an investor and Realtor here in FL, but currently looking at investing in the Philippines as well, preferably Manila, San Juan or Makati as I'm quite familiar with those areas.
