Although we have a few rental properties, we're hoping to learn how to find better opportunities, (maybe) break into new markets, and continue to develop our strategy for managing newly acquired properties from a distance (our current job makes it hard to stay in one place for more than a few years).

I have bought and developed over 5,500 units nationwide, and have helped hundreds of people to launch and grow their self storage business including John Lenhart, and what he told you above is correct.  

At a point early in the project, we'll launch a pre-sale program.

It's not the house (which is newly renovated) because I know my market and what rents.

There were many items I didn't list such as a $20 charge for getting the garbage disposal unstuck, or repairing a toilet seat that was falling off despite being a newly installed higher end toilet that was installed while they were there because tenants didn't feel the toilets flushed strong enough.

About overbuilding, I see tons and tons of brand new office building  as well as rental apartment units either newly launched over last 1 year or under construction everywhere I drive around Sunnyvale, Milpitas, etc.

(literally 3-5 minute walk from the newly developed falcons stadium).
