So, a market where a listed property gets dozens of applications which causes rents to increase due to lack of supply would be mitigated by lowering rent prices? 

How about in state community college to mitigate the high cost of out of state college.

Both are going to require wind mitigation forms before they can give you actual quotes, but they can provide rough numbers based on a few assumptions to get you started

When I'm selling a partial to a less experienced investor, I'd prefer to manage loss mitigation should the loan turn non-performing. 

Getting the rent growth across a lot of units, combined with better efficiencies on expenses and tenant risk mitigation, can create larger value, even if cap rates rise.  

If you continue investing in real estate you'll be able to use that investment to mitigate taxes on a large part of your investment portfolio by transferring it from savings/equities and into real estate. 

On one hand, I'd never want to limit someone who wants to scale quickly, but I'm going to steal a quote I saw a different local investor post: "Don't try to "make it" too fast, experience mitigates risk." 

If you have somewhat secure streams of income (W2), then this is a mitigation measure.

My experience was there was no liability mitigation for me as they also made me sign personally even though is was for our LLC.
