Also, the city is quietly booming - new businesses, new entertainment center, new community center and the developers have come back.Utilities are much expensive in Maricopa - water, gas and electricity.

I'm sure they will get a buyer between 500-600, and I'd be downright shocked if they ever entertained 400k, but you lose every battle you don't enter, right?
