My move-out rehab will include: full exterior pressure washing and repainting, full interior repainting, removal of all carpet (and replace with tile), resodding the backyard, filling about 50 nail holes, re-installing hardwired smoke detectors (they removed all of them), and landscaping.

I have mine do the lawn/snow and pick up trash, then I have another tenant clean the halls and common areas, take out the laundry trash, pick up trash and replace hallway light bulbs and smoke detector batteries.

Then you can just say "it's the landlord's policy that you don't smoke" or whatever the issue may be.We also require our tenants to have their rent automatically withdrawn every month.

The folks who established your Solo 401(k) really should have been able to guide you through this and saved you the headache, however.Kreighton and his team at Soleara have tuned into the fact that mainstream banks are A) generally not very capable and B) pretty much in the dark when it comes to accounts held by a self-directed retirement plan.
