If you were in my situation as a new investor and knowing what you know now and considering the unpredictable market we're in, would you just sell the property and take the loss and just move forward? 

I just know that there is much more variability and unpredictability regarding short term rentals like Airbnb/VRBO. 

Unfortunately, some pits can be unpredictable based on their upbringing.

CF is now, it is predictable (excluding the unpredictable surprise repairs) for the next 5 years at leastBesides, if you are looking at the buildup of your equity coming from appreciation, you will be losing even more money of that 30 year period.

Bidding wars on certain properties are completely unpredictable and can drive sales prices way up above what the recently sold comps support.
