No, you don't need to be handy other than at stroking large checks. 

Like with everything, different strokes for different folks in real estate investing.

I would not take that deal on unless you had at least 100k in cash.. 35 to 40k for your down stroke 10%  and many lenders you being a newbie will want 15 to 20% of your cash into the deal plus proof you have cash reserves.

But, what I like most is that he isn't trying to stroke his own ego by showing off his Ferrari, or flying in his private plane, or his beachfront house in Hawaii. 

What we see on there -- and this is a broad stroke -- is that a 3-4br home can nab $40,000-$50,000/year in revenue.

Going forward, instead of securing a new loan for all big purchases, you simply stroke a check from your credit line. 2.

@Adam Howard I'm a big fan of the 1st position heloc, as you're able to pay down your balance with idle funds, then when a deal comes up you'll simply stroke a check.
