As to the barn - we've done a tremendous amount of work on it, and will be finishing it off by repainting, etc. 

Chances are that you will be doing paint touch-ups and repainting whole walls after each tenant.

We changed the interior of our home into a contemporary style and we also repainted the full house.

I spent about $3000 to redo the original hardwoods myself and we had already repainted!

By October 2016, the condo was mine.Since then, my husband and I have done about $4000 of renovations to the condo (repainted walls and ceiling, refinished the hardwood floor, fixed up and reframed the electric fireplace, crazy amount of cleaning, refinished the sink, put in new blinds, brighter lighting fixtures, etc).  

Water damage is not huge, hopefully I would only have to repaint the bathroom.

I know for starters I have to get the floors, carpet cleaned, water leak fixed and the walls repainted.

The children are listed as occupants on the lease but only the dad is the primary on the lease as he originally signed it.Now he is upset because he will not be getting his deposit back as there is extensive repainting/repairs that need to be done that go above and beyond the deposit.

As for what the house needs, it needs a new kitchen and appliances, remodel 2 bathrooms, new lighting throughout, new hard wood throughout, a lot of wall paper needs to come down and repaint entire interior, carpet the basement and reinstall new drop ceiling in basement, power wash house and refinish outside deck.
