For one applicant, when I looked up his court history, I saw that he once initiated a negligence lawsuit against a pizza place because he slipped on their floor. 

I got the families to friends and hotels when they didn’t have them, but it looks like it may be possible I am negligent for not offering a hotel to the first family who have a small baby, even though she had been staying w friends.  

Just noticed Will's comment...I think when interest rates are already so low, that the cuts the Fed have made are intended a psychological warm glass of milk for the markets, but will have a negligable economic impact.   

This makes good financial sense, not just moral sense, as a negligence lawsuit could ruin me. #4 - Just because people on BP speak to me in a manner that I don't understand, or is from another era, or in a manner I might perceive as being mean, that doesn't necessarily make them internet trolls and maybe, just maybe, they say these things to me because they would hate to see my incompetence cause the death of another person.#5 - Just because people advertise or present themselves or I misjudge them as experts on a certain topic, the reality is they might not be an expert at all, and taking their advice may have serious adverse consequences.

The same would apply here, once the PM knows that a gun has been negligently discharged they are obligated to take action to remedy the situation - what that action is or whether it will alleviate the issue is really case dependent and doesn't really matter so long the PM has shown a reasonable effort to remedy the situation. 

Our lease clearly states that any repair person that comes will assess is the repair is due to tenant negligent use, etc.   

yes it will be a hard pull on your credit which should be negligible on credit score. 

However, I know this is an issue for some.I think this time/expense of getting a license is negligible compared to the time it takes to learn your market and the expense of marketing.

Have they been negligent?

If it was a structural issue - meaning something wrong with your rental, rather than something that was wrong because they were negligent - were you notified or otherwise had any idea something was wrong?
