There is a misconception that once you "own" your own business that you are rich and have all this freedom...hahaha.

Also, I'd say you have a misconception about a 4 plex having more advantages as to borrowing against them, appreciation or forcing appreciation by repairs, generally, you're better off with a SFD in a decent area.

Obviously a huge misconception on his part.  

Often times folks march off into the sunset with misplaced beliefs and misconceptions which eventually will catch up.
