So the major issues in a house are a foundation issue or a structural issue, the next tier down would be a mechanical issue like Electrical, Plumbing, HVAC, then roof - which isn;t an issue a new roof is very common in a fix n flip, and then the outside facade: Brick repair, driveway repair, brick pointing. 

Best part is NJ is not what its made out to be in terms of landlord friendly, the state gets portrayed as the entire state being bad when really most wacky laws are in the major cities and they apply to 5 units or more.  2-4 unit multi families fly below radar per say. 

we invest in value add plays (no major rehabs) 10-40 units.

This influx of workers will naturally drive demand for housing, retail, and other services in the surrounding areas, especially in smaller towns and cities that haven't seen major growth in decades.

You definitely need a summer house to get out of Vegas since it's just the surface of the sun in the summer. well having been in RE 50 years and been through 3 major RE value resets with the GFC the monster one..
