I assume you're buying these without looking at them yourself, so pictures is your only way to know what a house looks like, what it's built of, what it's layout is, etc.

Have you had a septic designer lay out the options for you yet?  

Those look like some pretty large floor plates looking at the picture, and you did say they currently have 4 apartments on the 2nd floor.So you are looking at building out the 3rd, 4th floor at least, I am assuming to have a similar layout to the lower floors to have all your mechanicals lined up.

Yes, I like some of the retail going in there but the layout and ease of in/out is annoying.  

I bought all mine for under 50 a ft...They are newer modern layout and were realativly turn key So I have not pursed building beyond getting  my budgets.

I'm sure people in both categories will talk about wild success going both routes, but my intuition was to the effect that it's much harder to find a 'deal' than it is to find someone who wants to list their house for top dollar on the MLS (while I certainly do not assume this is easy), but I only have so much time and money, trying to not only create a marketing budget but build systems around both of these businesses.

Those fast flips are obvious since they kept a crummy layout-why bother with "the lipstick on the pig" approach?

Does the layout and decoration say "1970"?

The layout is attached.

It provides an intuitive interface and a powerful calculation engine, which would be very costly for us to duplicate.But to make a tool that is both powerful and usable means we have to do a lot more that is not visible to the user as part of the familiar Excel skin.
