It means you have to do a fair amount of title research yourself or subscribe to some service that will provide title research for you - at least for the properties you'd like to bid on.- You have to drive by and take a close look at all properties you plan to bid on - to make sure there is still a house there.

They require you to purchase a package of a minimum # of searches per month, but depending on how much you are lending out it might make sense to subscribe even if you only will use just a small part of that quantity over the course of a year.The data they have on everyone is insanely detailed - way, way beyond a simple background and credit check like we run on tenants.
