It seems that you are putting too much of an emphasis on what the building could be worth and are willing to pay for that. 

Expect the next big real estate bubble crash to be a global meltdown involving China, Japan and Europe and it will be way worse than 2008.

I think one of the biggest mistakes people is not putting enough emphasis on the Managers in their analysis.

The authors put a lot of emphasis on keeping track of your net worth.  

That may or may not put emphasis on the property cash flow or personal guarantee, etc.
