The 50% rules is useless when underwriting a large apartment complex, it is not totally useless for a beginner trying to underwrite a sfr or small multi unit (assuming the gross rents are at $1000 monthly or below).Aside from that, you keep pushing the IRR talk, it appears to be just fancy talk as if the IRR calculation is the end all for underwriting an apartment building, it is NOT.

**A good piece of advice is to go back to company that you had the original claims (tornado loss) with and ask them to provide you "loss runs" this will be an official manuscript (sounds fancy, it's not) from the company that details the loss including the amount that was paid out.

If they are for fancy cars etc...that's another.

Sometimes there will be no other guy.If you're not already, try to dress the part though.

I know people like to live close to freeways, downtown, hospitals etc and other fancy communities. crime rate will lower value of the property. 

Don't just go for fancy webpages.

Remember not everyone finds RE as easy as you do, and some would rather learn from a big TV name in a big fancy convention hall and be wowed by presentation, and not take the same info from some random person on a message board.

As I understand it they don't own many or any of the notes in their inventory, they are more like a fancy broker.  

I also forgot I had 6 plus size wedding dresses I can sell but have been struggling with finding places that would want to buy outright and also brides who aren't looking for freebies and to pay under $100.
