Minut multi sensor (but mainly for sound levels for us), zwave everything (door contacts, yale locks, thermostats, water leak sensors, temp/humidity sensors, garage door controllers, garage door tilt sensors (to see if the door is open/closed), security cameras covering all exterior entrances plus the driveway, zwave lights switches to remote control lights on exterior security floods and/or certain lights inside the property, some type of doorbell cam, zwave motion sensors, Samsung Smartthings hub, wifi smart plugs for certain devices inside...and the list goes on.

@zachary rymarcsuk yes have researched extensively on converting my 200 sq ft garage into a 3rd bedroom with private entrance for short term rentals.

They damaged two doors to the entrance to the building, as well as started inviting previous tenants--who left in 2019--to come back again to start tampering with the mailbox. 

Another thing to consider is making the extra room available as a short-term rental (Air BNB, or for travel nurses).Duplex/triplex is nice because there are usually separate entrances and more privacy.

I know the East Asian furnished-home-feature desirability checklist (shoe storage at entrance, good rice cooker, good cooktop, exterior venting extraction hood), but is there something I'm missing for a South Asian audience? 

There is a bonus room with an exterior entrance that has a 3/4 bathroom and a small kitchen that may be able to be used for something or added to apartment next door turning it into a third two bedroom apartment.6.
