Could you ditch your current home and live in a (used) construction trailer on the lot and just bootstrap the new build over (for instance) 3.5 years hammer swinging it yourself?

If you pricing is on the high end people will consider your rental as their last ditch option when they exhausted all the other options or couldn't qualify elsewhere.

But if I ditch the loan and buy with all cash, I also want to cash out refinance 65% of the purchase price with competitive terms.Thank you and happy holidays!

@Donald Longo the truth you don't want to hear...ditch the luxury cars and buy a couple beaters, then ask this question again. $2,000/month on cars is insane and if you're seriously looking to invest in RE to presumably MAKE MONEY, and invest in your future, you need to straighten out your mindset first.

Come on, when the girlfriend finally ditches this loser you will stuck with a terrible tenant. 

The bottom line is do what you need to do in order to get one of them out, and use eviction as a last ditch effort because you likely won't get them out in 60 days. 

@Juan Jorge  The other thing I forgot, but this is last ditch effort is if the main taxing authority won't give it to you, as an alternative you might go to one of the other taxing entities....like school district, water district, city, etc. 

Ditch the carpet and get some nice laminate flooring (usually can find this cheap from places like Ollie's or Dirt Cheap or equivalent in your area).

Ditch the kooks and get somebody else in.
