We recently updated listing to sell as an owner finance (wrap).

I've been updating things that need it and lucky enough, I can do the work myself to keep cost down for now, only because it be my first rental.any advise would be much appreciated. 

I am more so looking for turn-key properties or something with very minimal updating needed.

The building is 100 years old, but solid with regular maintenance and updates.

For example, I work closely with a PM down here in Charlotte so I know what they're going to be recommending for updates/work to be done prior to getting a tenant in place.

Only at the end of day on Thursday, January 2, Taylor sent us an email asking us to request new updated closing letters, causing us confusion.

Don't worry about minor complaints, you are doing a fine job.Just one question, ALL sites have a delay in data from MLS updates, and from court reported information, and so on, is that a function of a monthly update routine or can the information be updated a little more frequently?
